Our client is a leading real estate developer delivering some of the most prestigious residential developments in the region. As part of their continued growth, they are seeking an experienced Design & Development Manager to lead the development of high-end residential projects, driving feasibility, product strategy, design development and commercial optimization while ensuring a seamless transition into project execution and delivery phases.

This role is focused on shaping residential projects throughout the development phase, coordinating design, feasibility, product definition and stakeholder alignment, while working closely with internal teams responsible for project execution and delivery.

Key Responsibilities

• Contribute to the execution of the company's development strategy, identifying opportunities to maximize project value, quality and profitability.
• Ensure developments are strategically positioned to maximize market appeal, sales potential and long-term asset value.
• Lead and coordinate development activities through feasibility, concept and design stages, ensuring projects are fully defined, commercially optimized and ready for successful execution by the project delivery team.
• Provide market-driven recommendations regarding product positioning, unit mix, residential offerings and project features to ensure alignment with customer expectations and market trends.
• Lead design management activities for assigned projects, ensuring compliance with project objectives, budget requirements, quality standards and development strategies.
• Identify opportunities for value engineering and design optimization to enhance project profitability, efficiency and long-term asset value without compromising product quality or market appeal.
• Coordinate and manage internal and external stakeholders, including architects, engineers, consultants, contractors, authorities and business partners.
• Conduct and/or review feasibility studies, cost analyses and business cases to support informed development decisions.
• Monitor development progress, identify potential risks and implement solutions to ensure projects remain aligned with commercial and strategic objectives.
• Review design proposals and technical solutions to ensure functionality, efficiency, market relevance and cost optimization.
• Collaborate closely with construction, commercial, finance and legal teams to ensure successful project development and handover to delivery teams.
• Establish and maintain strong relationships with consultants, investors, partners and other key stakeholders involved in project development.

Requirements

• Minimum 10 years of experience in real estate development, with a strong focus on residential projects.
• Proven experience managing projects throughout the development lifecycle, including feasibility studies, product definition, design development and stakeholder coordination.
• Strong background in design management, cost management and commercial evaluation of development opportunities.
• Experience working with multidisciplinary teams, including architects, engineers, consultants and contractors.
• Bachelor's degree in architecture.
• Professional fluency in both Serbian and English.
