Description

As Commercial Team Lead, you will be responsible for managing both people and real estate-related business activities across the region. Your key responsibilities will include:

• Leading, developing and motivating the Belgrade-based Corporate Real Estate Management team, while ensuring effective resource allocation and achievement of departmental objectives.
• Managing the regional real estate portfolio across Serbia, Croatia, Montenegro, North Macedonia, Bosnia and Herzegovina, and Albania in alignment with corporate standards and strategies.
• Coordinating lease management activities, contract negotiations, office space optimization projects, workplace concepts, occupancy planning and sustainability initiatives.
• Leading regional real estate projects, office relocations, refurbishments, workplace transformation initiatives and continuous process improvement efforts.
• Taking responsibility for budget planning, cost controlling and reporting, ensuring transparency and cost efficiency.
• Acting as the central contact point between local business units, management teams and the regional CREM organization in Vienna for all real estate-related topics.
• Ensuring strong collaboration between commercial and technical real estate functions while supporting the coordination of the local technical real estate specialist.

Profile

To strengthen our Corporate Real Estate Management (CREM) organization, we are looking for a Commercial Team Lead who will take responsibility for our real estate portfolio across the Balkan countries (e.g., Serbia, Croatia, Montenegro), while leading and developing a high-performing team in Belgrade. This is a strategic role with significant visibility, international exposure, and close collaboration with regional stakeholders across the STRABAG Group.

To succeed in this role, you combine strong leadership capabilities with solid expertise in commercial real estate management and stakeholder engagement.

• University degree in business administration, real estate management, facility management, engineering, or a related field.
• Several years of professional experience in commercial real estate management, corporate real estate, facility management, or a comparable environment, including experience with real estate transactions (sales, leases), due diligence processes, and related contractual negotiations (e.g., SPA and lease agreements).
• Minimum 5 years of proven leadership experience, including team development and people management. Strong conflict resolution capabilities. Experience leading teams through organizational change and transformation, as well as experience managing regional or cross-border teams, is an advantage.
• Strong stakeholder and project management skills, communication and relationship-building skills in an international, matrix-based organization, combined with a high level of customer and service orientation, with the ability to manage multiple priorities.
• Assertive and results-driven personality with a proactive, optimistic, and solution-oriented mindset, as well as the endurance and perseverance required to drive long-term topics to successful completion. Structured and organized working approach with strong analytical and problem-solving skills.
• Fluent English language skills, both written and spoken. German language skills are a strong advantage.
• Proficiency in Microsoft Office applications. Experience with real estate management systems is considered an advantage. Ability to leverage AI and digital tools to enhance productivity, reporting quality, process efficiency, and data-driven decision-making.
• Valid driving license and willingness to travel regularly to company locations and meet with business stakeholders and users.
